Outline planning approval has been given for a huge new development designed by Allies and Morrison to stand on much of the disused former British Gas site in Beckton in the east of London.

It's been a tough site for Allies and Morrison to plan with, not least because many of the uses around it are still overwhelmingly industrial with such gems as a sewage treatment plant nearby.

The 1,500 home scheme called Beckton Waterfront, features a large urban park and a number of residential blocks including eight courtyard ones that dominate the amount of land on the site.

Only one of these on the north-end side of the site has a tower which will rise 22 storeys, something that the Commission of Architecture and Built Environment criticised when reviewing the scheme as they felt more tall buildings could have been accommodated and that courtyards closed off much of the site instead of opening it up with more landscaping.

Instead the architect has taken the traditional courtyard block and on a number of them designed proto-towers on two opposing sides of the squares with a total height of up to eleven storeys adding lucrative high-rise elements for some residents without actually having the need to build more towers.

However, with the urban park nearby, the courtyards also give the residents some opportunity for privacy and help improve their security.

Although Beckton Waterfront has a ten year development timetable things have been complicated by the Mayor of London, Boris Johnson, who has decided to delay the Thames Gateway Bridge that would have run along the eastern side of the site.

The next step will be for the indicative design by Allies and Morrison to be worked into a detailed planning application.
