Simpson Plans Manchester Ramada Replacement

Plans are starting to emerge of the redevelopment of the 15 floor Ramada Hotel by West Properties which will see it demolished, a move likely to delight many mancunians.

Designed by Ian Simpson, the replacement scheme will be dominated by a 36 storey tower, not 70 floors as erroneously reported elsewhere. That 70 floor figure comes from initial rumours based on a feasibility study that never succeeded in getting off the drawing board.

The redevelopment will include not only the main tower but also a series of other buildings hosting hotels, offices, residential and retail space. Improvements to the public realm include new landscaped space, and improvements to the bank of the River Irwell.

The site stands on one end of Deansgate immediately opposite 1 Deansgate, the glazed apartment building that put Ian Simpson on the map thanks to its innovative design and several famous footballer residents.

With the concrete Ramada Hotel dating from the 1960s and Deansgate being increasingly gentrified, it has become an increasingly obvious target for redevelopment, particularly since West Properties purchased the site in 2007.

Actual development of the site will be years away with the proposals at the stage of public consultation. As the lase for the Ramada Hotel is set to expire in 2012, West Properties are clearly taking a long term view in making good their investment... one day.
